Welcome to The Breakers: Out of Office! You'll be right at home in our crisp and casual condo. The beach is only just a few steps across the street to the access point, so you can go back and forth conveniently. Take a shade break on our front porch and savor a peaceful beverage while rocking and taking in the salty sea air and ocean view. Or if you've had enough salt water, take a dip in our community marsh-side pool. Located right at the north end of the island and Freeman Park, you can walk over the Lo Tide Tiki Bar for a close by social hour, or walk or bicycle 1.5 miles down to the Sea Witch or many other bars, eateries, and stores at The Boardwalk. The north end of the island has been reenergized with last year's Beach renourishment and tons of summer action at the new Carolina Beach Pier.  Live music, surf activities, beverages, and a great food menu make the North End better than it's been since Florence!

Rental Policies:
In response to the increased incidence of credit card fraud, a valid government photo ID will be required for every reservation. A signed rental agreement is required: accepting House Rules on any online travel agency requires reading and acceptance of our rental agreement.

Things to bring:
Paper towels and toilet paper, trash bags, soaps, detergents, minimal cleaning supplies, and beach towels.

Arrival/Departure:
Summer Check-ins (June-August) begin at 4 pm and are guaranteed by 6 pm
Off Season Check-ins begin at 3 pm and are guaranteed by 5 pm
Check-out is by 10 am. 
We adhere to this policy so please do not arrive early or plan to delay your departure.

Pool Notice:
Pools are generally open from Memorial Day until Labor Day; however, pool closures may be dictated by the HOA or the Health Department. Pools may also be closed after a hurricane or tropical storm. Sea Coast Units/Owners will not be held accountable. No refunds will be issued for these closures.

Pet Policy:
Dogs Accepted. First dog included in price; subsequent dogs subject to additional costs. Carolina and Kure Beaches are pet-friendly, but you must follow town guidelines. Please check the town website for beach pet restrictions.

Cancellation Policy:
- Free cancellation within 48 hours of booking
- After 48 hours of booking and more than 60 days out from arrival, a full refund will be processed less a $300 cancellation fee
- After 48 hours of booking and within 60 days of arrival, there will be no refund processed unless the dates are re-rented. If premises are re-rented, a refund will be processed less a $300 cancellation fee.

Discover aquatic wildlife and vegetation at the North Carolina Aquarium at Fort Fisher or appreciate a calming ferry ride across the Cape Fear River to a cozy little shopping town called Southport. Take a trip back in time at the Fort Fisher State Historic Site and Museum which features live oak-covered trails and bunkers from the American Civil War. Stroll through the marsh to visit the home of the famed Ft. Fisher Hermit. Or wind down with nature at our two state parks, sure to provide a memorable experience with hiking, fishing, and water activities such as paddle boarding and kayaking, and search for a Venus Flytrap which is native to NC only. As one of North Carolina's most undeveloped beaches, the island offers a unique opportunity to see many diverse coastal wildlife, including pelicans and loggerhead sea turtles, in their natural habitat. About the Area

Located in Carolina Beach, this vacation home is on a river. Carolina Beach Boardwalk is a popular attraction and the area's natural beauty can be seen at Carolina Beach and Wrightsville Beach. Odysea Surf and Kiteboard School and North Carolina Aquarium at Fort Fisher are also worth visiting. Be sure to check out the area's animals with activities such as game walks and birdwatching.

How to find the best Carolina Beach rental home experience:

Find your perfect vacation home:

• June, July, and August are the most expensive months in coastal NC. Booking your vacation rental in Fall or Spring months is our favorite way to save money on your vacation rental. Rates are lower, and you'll find a better selection of suitable properties. Many vacationers use this method to find larger homes within budget, or to reserve a beach front rental that would otherwise be unaffordable during the Summer months.
• In the Wrightsville Beach area, The earlier your group can reserve a vacation rental, the better your selection will be. The best properties are reserved very early. Reserving your vacation property up to 12 months before your vacation is recommended. Christmas, Thanksgiving and New Years Eve are excellent times to search for and book your rental home.
• Some owners offer rate reductions for veterans and active duty military. Ask your property manager if special discounts are available for your group.
• Property management companies usually offer their guests an option to add vacation insurance protection. Trip insurance, which costs anywhere between 1% - 5% of the base stay price, offers visitors reimbursement of their vacation costs for any days missed as a result of medical-related catastrophes or weather, as well as evacuation charges, such as an unexpected hotel or extra gas expenses. Trip insurance can be a a bank account-saver if the unforeseen happens. Ask your host for more information.
• Look for your local Wrightsville Beach area magazine upon checking in. If your rental doesn't have a copy, you can find them at local shops and visitor centers. In addition to great local information, visitors guide magazines have coupons for nearby shops and restaurants.

During your stay:

• Take a copy of the host's phone number and arrival/departure procedures for your . Store the manager's contact information in your smartphone and wallet.

• Ask questions. You may need instructions for a fireplace, elevator or thermostat. Contact your owner. They are there to help! A brief telephone call can prevent lots of problems.
• Respect the neighborhood. Frequently, adjacent homes are occupied by permanent residents. Respecting quiet hours and parking regulations reduces conflict and allows everyone to enjoy their day.
• Speaking of neighbors... Ask a local resident! Residents can often help. Who better to ask where to spend a rainy day, have a great night out, or the best spots for fine dining?
• Lock your vacation home while you are away. Keep your property safe!
• On check-out day, complete a final walk-through to make sure you did not forget any personal items. Check closets, dressers, garages, and bathrooms for hidden treasure. Clean out the refrigerator and take or dispose of leftovers.
• Document the condition of the property at check-out. We recommend taking a video during your final walk-through.

If your rental and/or property manager was wonderful, they would love to hear about it.
